When you buy off-plan in Dubai, you can deal with the developer’s own sales team or go through an independent agent or adviser. Here’s how the two routes compare.

When buying direct can suit you

If you already know the developer and project you want, dealing with the sales team directly is straightforward. You’ll still want to check the project’s registration and escrow account on DLD’s project status enquiry (Dubai Land Department, opens in a new tab), and make sure every payment goes to the project escrow account (Dubai Legislation Portal, opens in a new tab).

When an agent or adviser can help

If you’re still choosing between areas, developers, or off-plan and ready homes, an agent or adviser can help you compare. Check that they’re licensed using DLD’s licence verification (Dubai Land Department, opens in a new tab), that their ads carry a DLD permit (Dubai Land Department, opens in a new tab), and ask in writing who pays their commission.

The checks that apply either way

  • The project is registered with DLD and its escrow account is named in your contract.
  • Every payment goes to that escrow account, never to a person.
  • The handover date, delay terms and payment plan are clear in writing.
