Dubai Maritime City is a peninsula of new waterfront towers beside Port Rashid, minutes from the old heart of Dubai. Within a few years it has become one of the city’s busiest off-plan markets, with sea-facing apartments by many of Dubai’s best-known developers. This guide covers where it is, what is being built and what homes are selling for.

Why buyers are looking at Maritime City

  • Sea views on a peninsula, close to Bur Dubai, Jumeirah, Downtown and Dubai International Airport.
  • A growing residential district on a planned waterfront, with towers by many established developers.
  • Mostly off-plan, so buyers can spread payments through construction.
  • Strong registered price growth: the median price per square foot rose about 14% in the latest 12 months.

Location and access

The peninsula covers about 248 hectares and is being planned as an integrated waterfront district for living and work, according to a Dubai Maritime City development announcement (Zawya (press release), opens in a new tab). It is reached by road from the Port Rashid side of Bur Dubai. There is no metro station on the peninsula; the nearest Dubai Metro stations are on the Green Line in Bur Dubai and Al Ras, so check journey times for your building in the RTA journey planner (Roads and Transport Authority, opens in a new tab).

Dubai Maritime City prices and rents: the registered numbers

Rents

Rent registrations are recorded by Dubai Land Department land area, so these are median annual rents on new leases across Madinat Dubai Almelaheyah, the land area that includes Dubai Maritime City. Almost every sale here is off-plan, and few of the new towers are finished yet, so today's rents come mostly from older buildings and are not a fair guide to what a new waterfront apartment will let for. We do not divide them into a yield.

How to test a Maritime City purchase

  • Compare the tower's price per square foot with other Maritime City launches, and with completed waterfront areas you would also consider.
  • Check which way the apartment faces: open sea, port or city views price differently and let differently.
  • Read the handover date and the delay terms in the sales agreement.
  • Verify the project registration and the escrow account before you pay. Our escrow guide explains how.
  • Plan for the full cost, including the registration fee. See our cost guide.
