Which station, which roads, which projects: the facts behind an Al Furjan investment, and how to test them against your finances.

Al Furjan puts a metro station, three parallel arterial roads and a new intercity rail link within reach of one residential community. For an investor, that combination matters because tenants choose homes by how they get to work. This guide names the station, the roads and the projects, and shows how to turn each one into a number you can test before you buy.

Why Al Furjan suits investors

Al Furjan is a master-planned community in south-west Dubai with apartments, townhouses and villas, so you can compare several ways to hold property in one place. Three things make it a focus for us, whichever developer is selling:

  • Rail on the doorstep. Al Furjan has its own metro station, and the next stop has an intercity train.
  • Road choice. Three RTA-built corridors link the area to Sheikh Zayed Road, Sheikh Mohammed bin Zayed Road and Emirates Road.
  • Infrastructure still arriving. A second metro line and a new airport terminal have been approved for Dubai.

None of this guarantees rent or resale value. It does give you specific, checkable reasons a tenant may prefer one building over another. We start with your budget, deposit and target net return, then test the building against those figures.

Metro: Al Furjan Station and the stations around it

Al Furjan Station is on Route 2020, the branch of the Dubai Metro Red Line that runs from the Jabal Ali interchange to Expo City. The RTA lists seven stations in order (Roads and Transport Authority, opens in a new tab):

1. Jabal AliInterchange with the main Red Line.
2. The GardensThe first stop after the interchange.
3. Discovery GardensThe stop before Al Furjan, next to the Discovery Gardens community.
4. Al FurjanYour Al Furjan station, elevated.
5. Jumeirah Golf EstatesUnderground. Future Gold Line terminus and the Etihad Rail connection.
6. Dubai Investment ParkUnderground.
7. Expo 2020The Expo City terminus.

For anyone searching for apartments near a metro station in Al Furjan, the useful measure is a real walking time from the front door of the building to the station entrance, not a map pin. Walk it at 8am and at 7pm in July, check whether the route is shaded, and count the road crossings. A building you can walk to in under ten minutes may give a tenant a stronger reason to choose it than one that needs a feeder bus, which can affect how quickly you re-let.

Roads: the corridors, by name

Al Furjan sits between Sheikh Zayed Road (E11) and Sheikh Mohammed bin Zayed Road (E311). Three RTA corridors tie it to both, and to Emirates Road (E611).

Al Yalayis Street

The RTA’s Al Yalayis Street project (Roads and Transport Authority, opens in a new tab) links Sheikh Zayed Road, from the Seventh Interchange, to Sheikh Mohammed bin Zayed Road at the Al Houdh Interchange, and on to Emirates Road. It runs six kilometres and now has five lanes in each direction, with a capacity of about 20,000 vehicles an hour in both directions. The RTA states that the transit between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road is cut to four minutes. It also added entry and exit points for developments including Al Furjan, Discovery Gardens and Jebel Ali.

Al Jamayel Street (formerly Garn Al Sabkha)

Completed and announced on 8 November 2024 (Khaleej Times, reporting a Roads and Transport Authority announcement of 8 November 2024, opens in a new tab), this 7 km corridor has four lanes in each direction and a capacity of about 16,000 vehicles an hour. It links Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road and serves Al Furjan, Discovery Gardens, The Gardens, Jumeirah Lakes Towers, Jumeirah Islands, Jumeirah Park, The Springs, Emirates Hills, Dubai Production City and Jumeirah Golf Estates, a catchment of about 250,000 residents. The RTA reports a 40 per cent cut in travel time from Al Jamayel Street to Sheikh Mohammed bin Zayed Road, from 20 minutes to 12, and a 70 per cent cut towards Jebel Ali Port, from 21 minutes to 7.

Al Asayel Street

A 5 km street that links JAFZA with Jumeirah Islands and Emirates Hills, with a capacity of 9,000 vehicles an hour. The RTA describes it as an alternative to Al Khail Road and Sheikh Mohammed bin Zayed Road.

For tenants, these roads mean a car-owning household has more than one way to reach Dubai Marina, JLT, Jebel Ali, Dubai Investment Park and the Expo City area. For you, they mean the area is not dependent on a single road, which matters when you ask who your tenant is and where they work.

Etihad Rail at Al Yalayis Station

Etihad Rail began passenger service between Dubai and Abu Dhabi on 30 September 2026 (The National, opens in a new tab). The Dubai stop is Al Yalayis Station, beside Jumeirah Golf Estates, with ten services a day, five in each direction, and a journey of about an hour. A pedestrian walkway of about 400 metres links the station to Jumeirah Golf Estates Metro Station, which is the next stop after Al Furjan on the Red Line branch. That puts an Abu Dhabi commute, a weekend trip or a meeting at the other end of the country within one metro stop of Al Furjan.

Major infrastructure projects around Al Furjan

Dubai Metro Gold LineApproved in April 2026 (Dubai Media Office, opens in a new tab): 42 km, 18 stations, about AED 34 billion, fully underground, with inauguration scheduled for 9 September 2032. It runs from Al Ghubaiba to Jumeirah Golf Estates, connects to the Red Line at Business Bay and Jumeirah Golf Estates, and links with Etihad Rail at Meydan and Jumeirah Golf Estates. Named areas include Business Bay, Meydan, Al Barsha South and Jumeirah Village Circle.
Al Maktoum International AirportA new passenger terminal approved in April 2024 (Dubai Media Office, opens in a new tab) at AED 128 billion, with a stated capacity of 260 million passengers a year, 400 gates and five parallel runways, five times the size of Dubai International.

Treat dates for projects that are still under construction as targets. Price today’s rent and today’s resale values, and treat future infrastructure as an upside you have not paid for.

How to test an Al Furjan investment

Work through these in order, with real figures for the exact unit:

  • Fix your budget first: deposit, Dubai Land Department fees, agency fees and any mortgage costs.
  • Pull completed rents for the same building and layout from the DLD Rental Index, not asking prices.
  • Deduct the approved service charge from the Service Charge Index, then subtract vacancy and maintenance.
  • Time the walk to Al Furjan Station and note whether a family or a single tenant fits the layout better.
  • Check how many similar units are listed in the same building, because supply sets how fast you re-let.
  • For off-plan, verify project registration, escrow and the handover clause before you sign.

Use the rental-yield calculator to turn rent and costs into a net figure. Compare it with the DLD Rental Index (Dubai Land Department, opens in a new tab) and the Service Charge Index (Dubai Land Department, opens in a new tab) before you decide. Ownership by non-UAE nationals is allowed only in designated areas under the freehold regulation (Dubai Legislation Portal, opens in a new tab), so confirm the plot.
