Dubailand Residence Complex, usually shortened to DLRC, is one of the busiest places in Dubai to buy a first apartment. It offers studios and one and two bedroom homes at prices well below the city’s central districts, with quick road access to Al Ain Road and Emirates Road. This guide covers where it is, how it connects, what homes sell and let for, and how to test a purchase.

Why DLRC suits buyers and investors

  • Entry prices: ready studios sold for a median of about AED 500,000 in the last 12 months.
  • Demand from tenants who work across Dubailand, Silicon Oasis, Academic City and the Al Ain Road corridor.
  • A deep resale and rental market, so values can be tested against real registered deals.
  • Many new buildings with furnished and amenity-led apartments, including KORE by Imtiaz.

Location and roads

DLRC sits in Dubailand near the intersection of Dubai-Al Ain Road (E66) and Emirates Road (E611), according to Property Finder’s community insights (Property Finder, opens in a new tab). That puts Global Village, Dubai Outlet Mall and The Villa within a short drive, and Downtown Dubai and Dubai International Airport within a typical 20 to 30 minute drive outside peak hours. Check the exact route for your building in the RTA journey planner (Roads and Transport Authority, opens in a new tab).

There is no metro station in DLRC today. Tenants here usually drive, which makes parking and road access worth checking for every building.

How to test a DLRC investment

  • Compare the asking price per square foot with recent registered sales in the same building, not just the area median.
  • Check the approved service charge in the Dubai Land Department service charge index.
  • Look at how many units are being completed nearby in the next two years: new supply competes for the same tenants.
  • Confirm parking, cooling charges and the building's management company.
  • For off-plan, verify the project registration and escrow account. Our escrow guide explains how.
