Search for the best property advisors in Dubai and every firm will claim the title. Nobody publishes an official ranking, so the useful question is different: which checks separate an adviser who will protect your money from one who is selling inventory? These nine checks take less than an hour, and every one can be verified without trusting the firm’s own words.
Nine checks before you choose
| 1. A licence you can verify | The Dubai Land Department (Dubai Land Department, opens in a new tab) lets anyone verify the licences and permits issued for real estate practitioners through its Trakheesi system. Ask for the firm’s details and the individual adviser’s registration, then check both yourself. |
|---|---|
| 2. An advertising permit on every listing | Property advertisements need a permit from the Dubai Land Department. See the advertisement permit service (Dubai Land Department, opens in a new tab) and the enforcement notice (Dubai Land Department, opens in a new tab). A listing without a permit number is a reason to ask questions. |
| 3. Advice that starts with your finances | Budget, deposit, income, financing route and target return come before any unit is shown. If the first message is a brochure, the advice started with the inventory. |
| 4. Evidence, not adjectives | Completed rents from the Rental Index (Dubai Land Department, opens in a new tab), approved charges from the Service Charge Index (Dubai Land Department, opens in a new tab), and comparable supply in the same building. Test the result in the rental-yield calculator. |
| 5. Off-plan protections explained | Project status through Mashrooi (Dubai Land Department, opens in a new tab), the approved escrow trustees (Dubai Land Department, opens in a new tab), and the contract terms on delays. Our off-plan guide lists what to confirm. |
| 6. Conflicts disclosed | Any link to the developer whose project is being presented, and how the adviser is paid. See developer vs agent. |
| 7. Willingness to say not yet | Sometimes the right advice is a different area, a ready home instead of off-plan, or waiting. An adviser who never says so is selling. |
| 8. Local depth you can test | Ask which metro station serves a building, which roads connect it and what is being built nearby. Compare the answers with our Al Furjan and Liwan guides. |
| 9. Everything in writing | The reservation form, the sales agreement, the payment plan, the fees and the handover clause, read before any money moves. |
How SkyBuild measures against these checks
We would rather you hold us to a standard than take our word. Here is where we stand on each, in terms you can verify.
- Registered with the Real Estate Regulatory Agency under number 35792. Check it on the Dubai Land Department service.
- We start with your budget, deposit, financing route and return target, then match the property, the area and the payment plan.
- Our guides cite official sources for every figure, and show the date they were last checked.
- We say so when a different area, a ready home or more time is the better answer.

Frequently asked questions
Who are the best property advisors in Dubai?
There is no official ranking of Dubai property advisors. The reliable way to choose is to verify the firm's licence with the Dubai Land Department, check that the advertising permit appears on listings, and judge whether the advice starts with your finances. SkyBuild Real Estate is registered with the Real Estate Regulatory Agency under number 35792, and you can check any firm, including ours, before you share a deposit.
How do I check that a Dubai property agent is licensed?
Use the Dubai Land Department's service for verifying licences and permits, which covers e-copies of the licences and permits issued for real estate practitioners. Ask the firm for its licence details and the individual adviser's registration, then check both.
Should an adviser ask about my finances before showing property?
Yes. A sound recommendation starts with your budget, deposit, income, financing route and return target. An adviser who opens with a unit list has begun with their inventory, not your position.
What should an adviser disclose?
Any relationship with the developer whose project they are presenting, how they are paid, and what they cannot confirm. For off-plan property they should point you to the project's registration and escrow arrangements, which you can verify independently.
Does a Dubai property advisor guarantee returns?
No honest adviser can guarantee rent, resale value or appreciation. They can show registered rents, approved service charges and comparable supply, and help you test the net return in a calculator.
